Your office building is meant to be a dynamic meeting place for commerce, where clients and employees can feel safe engaging in business activities. But that can be difficult to do when your ceiling is leaking.

Leaky ceilings in office buildings can be frustrating to deal with. A dripping ceiling can be incredibly destructive and gradually decrease your property value. It can be even more frustrating, however, when you don’t even know what’s causing your ceiling to leak in the first place.

What Causes Leaky Ceilings?

Many different things can cause a roof to leak. But the most common causes of leaky ceilings in office buildings include:

Burst Pipe

Burst pipes are amongst the most common causes for a leaking office ceiling, and they occur most often during winter. 

When temperatures reach extreme lows and the water inside pipes begins to cool quickly, the water inside will expand. As a result, your pipes become pressurized and burst. If a burst pipe occurs, then major flooding can occur and impact the ceiling beneath a burst pipe. 

When looking for the source of a possible burst pipe, check upstairs water lines leading to bathrooms or utility rooms. You’ll also need to be wary of possible mold spores developing due to excess moisture

Roof Leaks

If your ceiling only leaks when it rains, a roof leak is the likely culprit. 

Some common causes of roof leaks include:

  • Broken shingles
  • Poorly ventilated attic
  • Vent or chimney damage

If your roof is to blame for ceiling leaks, hire a contractor as soon as you can. They will repair your roof or even replace it if necessary.

If you’re not sure if your roof is to blame, check for signs of roof damage. Typically, the water from a  roof leak is dirty or brown in color. 

Also, perform an annual inspection even if you have no issues with your roof. This can uncover any potential problems brewing in the future. 

Faulty Appliances

If your office building has a second floor with appliances that rely on water (dishwashers, refrigerators, etc.), then it’s probable these are the cause of your leaky ceiling.

The drain or supply lines of these appliances can cause leaks on the floor, which can eventually seep into the ceiling beneath.
